40-Gallon Electric Water Heater Replacement (Garage Leak Repair)
For this service call in Tampa, FL (completed in January 2026), we were dispatched to investigate a heavy, constant water leak in the garage that appeared to be coming from the water heater. When water is actively flowing like this, it’s critical to move quickly—uncontrolled leaks can damage drywall, flooring, stored belongings, and can create long-term moisture issues.
We started with a full water heater inspection, checking the tank body, supply connections, shutoff valve, and nearby plumbing for signs of corrosion, failing fittings, or a tank breach. Once the source was confirmed, we isolated the system and prepared for a 40-gallon electric water heater replacement to eliminate the leak and restore safe, reliable hot water service.
The installation included upgrading the shutoff to a 3/4" brass ball valve—a durable, professional-grade component that allows for a fast, dependable water shutoff during future maintenance. After reconnecting the hot and cold lines, we performed a thorough leak test, verified stable water pressure, and ensured the unit was set up for proper operation and long-term performance.
Initial Leak Confirmation
This photo shows the garage floor with visible water near the unit—an early sign of a serious water heater leak. We confirmed whether the leak was coming from the tank, the supply connections, or the shutoff point before moving forward with repairs.
Tracking the Water Path
We documented the water trail and mapped where it was pooling to understand flow direction and rule out other plumbing sources. This helps confirm if the issue is tank failure versus a loose fitting, drain valve, or cold water inlet connection.
New Unit Set in Place
Here the new 40-gallon electric water heater is staged and aligned for a clean hookup. Proper positioning supports correct piping angles, stable connections, and safe clearance around the unit for service access.
3/4" Brass Ball Valve Upgrade
This close-up shows the new 3/4" brass ball valve installed on the copper line. Ball valves are a preferred plumbing standard because they provide a reliable, quarter-turn shutoff and help prevent future leakage at the valve body.
Final Piping & Leak Test
After reconnecting the hot and cold water lines, we performed a full pressure check and leak inspection at every joint. Clean, secure connections and proper valve placement ensure dependable performance and reduce the risk of future garage leaks.
