Attic Water Heater Replacement & Leak Prevention (30-Gallon Electric)
This attic water heater service in Lakeland, Florida was completed in December 2025 after reports of leakage from the hot water tank above the living space. Attic water heater leaks can quickly lead to ceiling damage, insulation saturation, and interior water stains, so fast action was critical.
After confirming active moisture around the unit, we isolated the water and electrical supply, drained the tank, and prepared the area for replacement. Extra care was taken to inspect the platform, drain pan area, and nearby piping to ensure the new installation would be secure and properly protected.
A new 30-gallon electric water heater was installed along with a new drain pan and a new shutoff valve to improve safety and serviceability. Final testing confirmed leak-free operation and consistent hot water output.
Active Leak at Heater Base
Water collected at the base is a strong indicator of a failing tank or compromised connection. We confirmed the leak path and protected the area below from additional water intrusion.
Old Drain Pan Condition
The original pan area showed age and buildup, reducing its ability to contain leaks. For attic water heaters, a properly fitted pan is a key safeguard against ceiling damage.
Interior Leak Evidence
This ceiling stain confirmed water migration from the attic. Replacing the leaking heater and adding protective components helps prevent repeat water damage.
Electrical & Water Line Connections
We secured the electrical whip/conduit and verified clean routing. Proper connections and strain relief are essential for safe, long-term electric water heater operation.
Shutoff Valve Upgrade
A new shutoff valve was installed to isolate the heater quickly for service or emergencies—especially important for attic installations where leaks can spread fast.
New Water Heater Installed
The new 30-gallon electric unit was positioned with proper clearances and alignment to support efficient heating, stable fittings, and consistent hot water delivery.
Final Inspection & Leak Prevention
We verified pan placement and checked nearby connections for seepage, confirming a dry, stable installation designed to reduce the risk of future attic leaks.
