We were called to a commercial restroom in Bradenton, FL after staff noticed water seeping from the base of an ADA stall toilet. On arrival, we verified the leak, checked for a rocking toilet, and confirmed that a worn wax ring was allowing water to escape during each flush. To deliver a long-term fix and protect the subfloor, we performed a full toilet pull and reseal.

After shutting off the angle stop and disconnecting the flex supply line, we removed the toilet by loosening the closet bolts at the closet flange. With the bowl and tank safely staged, we scraped away the degraded wax and inspected the flange for cracks, corrosion, or improper height. The flange was sound, so we prepped for a new seal and hardware.

We installed a heavy-duty wax ring, upgraded the brass closet bolts with fresh nuts and washers, and reset the toilet squarely over the flange. Using a level, we tightened the bolts evenly to avoid porcelain stress, reconnected the supply, and restored water. Multiple test flushes and a dye test confirmed a watertight seal—no weeping at the base, no sewer gas odor, and stable seating.

We shut off the angle stop, drained the tank and bowl, and lifted the toilet to access the closet flange. The old wax was uneven and degraded, which explains the leak path. Proper staging protects finishes and speeds up the toilet reseal process.
